A clear breakdown of what goes into a deck quote — materials, subframe, and the things nobody tells you about.
This is a planning guide. Every job has unique factors.
Use this to orientate yourself, not to hold anyone to a number.
Small decks carry a fixed setup cost, so the price per m² is higher. Get in touch and I’ll scope it.
Height adds significant cost. Every course of additional height means more bracing, blocking, and labour. A balcony deck can be significantly higher than a ground-level build — that difference matters in the quote.
Tight side passages, steep blocks, or no vehicle access — common across the Eastern Suburbs — means hand-carrying materials. That adds time and cost.
Not in this estimate. Glass balustrades can add $6K–$22K. Timber post-and-rail from $2,800. Stainless cable on request. Stairs quoted per flight on site.
Beachside or shaded understorey sites benefit from aluminium or Lowdeck subframes over standard H3 treated pine. Worth it for coastal Eastern Suburbs properties.
Many Sydney decks are exempt from a DA depending on height, size, and location. Check your obligations via Waverley Council’s approval guide — or ask me when we meet on site.
L-shapes, curves, and wraparound decks increase cutting waste and labour. Straight rectangular builds are the most cost-effective footprint.
I come to your site, take the measure, talk through materials, and give you a fixed-price quote. No surprises on day one or day thirty. More on how I work as a Sydney deck builder, and on choosing the right decking for your site.
